Host Guide

Everything you need to know about listing your spare room and earning monthly income on SpareRoom Nigeria.

1. Get Verified

  • Submit your 11-digit BVN for identity confirmation
  • Upload a Government ID (NIN, Voter's Card, Driver's Licence, or Passport)
  • Verification is reviewed within 1–2 business days
  • Both BVN and ID must be verified before you can list

2. Create Your Listing

  • Add a clear title and detailed description (what makes your room special)
  • Upload up to 10 photos — well-lit, clean rooms get 3x more enquiries
  • Set your monthly price (minimum ₦10,000) and deposit amount
  • Choose room type, furnished status, gender preference, and amenities
  • Add house rules so tenants know what to expect

3. Set Up Payments

  • Connect your bank account via Paystack (one-time setup)
  • You receive 100% of your listed rent directly to your bank
  • The 10% service fee is paid by the tenant on top of your price
  • Deposits are held by the platform and released after checkout
  • Payments are automatic — no chasing tenants for rent

4. Agreements & Signing

  • After payment, a Room License Agreement is auto-generated as a PDF
  • Both you and the tenant sign digitally (typed full name)
  • Once both sign, the booking becomes active
  • The agreement covers house rules, termination, and dispute resolution
  • This is a monthly renewable licence — not a tenancy agreement

5. Managing Tenants

  • Phone numbers are shared only after both parties sign the agreement
  • Use in-platform messaging before the agreement is signed
  • You can cancel a booking before it becomes active
  • Active bookings are completed by the admin after the stay period

6. Communication

  • All messages go through the platform — no off-platform contact needed
  • You receive notifications for new bookings, payments, and agreement status
  • Email notifications are sent for all critical events

7. Disputes

  • If something goes wrong, either party can raise a dispute
  • Provide a description and upload evidence (photos, documents)
  • Admin reviews the dispute and may issue a refund if justified
  • Disputes can only be raised on paid or active bookings
